  • I want to buy one of your properties. What should I do?
    We sell property on a first come first serve basis. The first one to pay in full on cash deals, or place the down payment on terms deals, gets the property. We will then go through the process of deeding the property to you if purchasing all cash, or executing a land contract if purchasing on terms.
  • Am I able to see the property before I buy it?
    Absolutely! We welcome and encourage it. Just remember, the property will be sold on a first come first serve basis and there is that risk of the property being sold in the meantime. Let me know if you're going to see the property and I'll do my best to keep you apprised of any other interested buyers.
  • I have buyer's remorse! What do I do??
    That's OK, it happens from time to time. We offer a 30-day money back guarentee. If for some reason you're not happy with your purchase, let us know and we'll give you your money back. Unfortunately, any transaction and/or deed recording fees will have been spent, however, the purchase price of the property will be fully refunded.
  • Do you offer any seller financing?
    Yes, on a case by case basis. Each listing will state whether seller financing is available or not.
  • Do I need to qualify for seller financing?
    No, you do not need to qualify for financing. There are no credit or background checks.
  • Are the financing terms flexible?
    Yes! There are a number a ways we can set it up. We can do higher payments and a shorter term, or lower payments and a longer term. Let me know what's important to you and we can make the terms mutually beneficial.
  • How long are typical financing terms?
    The terms generally range from 3-8 years. Each listing will have a suggested monthly payment and term length, but adjustments may be made to suit your needs.
  • Is there any penalty for paying off a property early?
    No. You can pay off your loan at any time with no prepayment penalty. Just reach out and we'll let you know the current payoff amount.
  • What kind of contract do we use for seller financing?
    When purchasing a property with seller financing, we sign a land contract. This contract lays out the agreed upon terms of the of the transaction. Once the property is paid in full, full title to the property will be conveyed to you via special warranty deed within thirty (30) days. You will then own the property free and clear!
